WHERE CARE MEETS PROPERTY

Most organisations understand either care or property. We bring both together.

ONE DELIVERY MODEL

From opportunity to stewardship.

HPP aligns healthcare demand, care provision, housing management and property delivery as one connected route, not a succession of hand-offs.

Identify & assess

We assess sites against local need, care delivery and long-term viability.

Plan & align

We coordinate planning, design, provider and Registered Provider requirements.

Develop & deliver

We manage a joined-up route from property opportunity to operational handover.

Hold & steward

We consider ownership, lease structures and long-term performance from the outset.

01

Verified local need

Commissioner requirements help define the right property proposition before a scheme progresses.

02

Joined-up delivery

Care, housing, planning and construction decisions are worked through as one connected route.

03

Long-term alignment

Provider, Registered Provider, investor and development structures are considered together.

SELECTED EXPERIENCE

A concise view of delivery experience.

Four schemes from the founders’ delivery experience, spanning completed specialist homes and projects in development, show how verified need, design, delivery and stewardship connect in practice.

WHY THIS MODEL MATTERS

Specialist homes work when need, care and property move together.

The UK faces a significant shortage of specialist housing for people with learning disabilities, autism, mental health needs and complex support requirements. Demand is structural, not cyclical, and that is what makes well-structured schemes resilient.

  • Demand is structural: only around a quarter of eligible people are currently in suitable supported housing.
  • Occupancy is commissioner-backed, not dependent on the open rental market.
  • Housing and care are funded separately, so care can flex as needs change without disturbing the home.
  • Schemes are hard to assemble and hard to replicate, which is what protects them once they exist.

THE PARTNERSHIP MODEL

A shared route to enduring homes.

NEED & CARE

Commissioners, NHS and ICB partners, and care providers.

HOUSING & DELIVERY

Registered Providers, landowners, developers and professional advisers.

CAPITAL & STEWARDSHIP

Investors and long-term property partners aligned with sustainable delivery.
