Health Property Partners is a specialist supported living developer based in the North West of England. We identify local housing need with commissioners, then acquire, develop and lease homes for people with learning disabilities, autism, mental health needs and acquired brain injuries, coordinating care providers, Registered Providers and funding as one connected route.

Neither. Care is delivered by CQC-registered care providers, and the homes are held and let by Registered Providers regulated by the Regulator of Social Housing. Health Property Partners originates, structures and delivers the schemes that bring these partners together. We do not deliver care and we are not a Registered Provider.

Specialist supported living is long-term housing for people who need support to live as independently as possible, with their own front door and care delivered by a separate care provider. Because housing and care are funded and contracted separately, the care can flex as someone’s needs change without disturbing their home.

We start from evidenced local need identified with commissioners, then align the right site, care provider, Registered Provider and funding around it. From there we handle acquisition, design, development and the long-term lease, so a scheme moves from identified need to occupied home through one coordinated process rather than several disconnected ones. A typical scheme takes roughly 18 to 36 months to deliver.

Care is regulated by the Care Quality Commission through the CQC-registered care provider, and the housing is regulated by the Regulator of Social Housing through the Registered Provider that holds the home. HPP works only with regulated partners on both sides, so every scheme sits within the existing care and social housing regulatory frameworks.

We develop a range of specialist supported living homes, from individual bungalows for a single resident to small clusters and apartment schemes, typically designed around what the local need and the site allow. Homes are purpose-designed or converted to suit the people who will live in them, with their own front door and space for support to be delivered on site.

We are actively looking for sites across Cheshire, Greater Manchester, Merseyside and Lancashire that suit specialist supported living, both land for new build and existing buildings for conversion.
